Elm Grove Companies is seeking a highly analytical and detail-oriented Acquisitions & Asset Management Associate to support both our investment acquisition process and asset management functions. This position will be approximately 50% acquisitions and 50% asset management, playing a key role in financial analysis, due diligence, pipeline management, and performance tracking of multifamily assets.
Key Responsibilities:
Acquisitions & Investment Analysis (50%)
- Conduct first-pass financial modeling for acquisitions, including NOI, IRR, DCF, and capital stack analysis.
- Support due diligence coordination, validating income/expense data, performing variance analysis, and assisting in third-party report reviews (appraisals, environmental, surveys).
- Track deal pipeline, including maintaining records of active, closed, and declined deals for future market intelligence.
- Analyze lender terms (LTV, payoff durations, prepayment penalties, refinancing options) and ensure alignment with investment strategy.
- Review and maintain key contract deadlines, contingencies, and deposit structures while holding colleagues accountable to timeline deliverables.
- Compile relevant market comps, rental trends, and economic data to support underwriting and acquisition decisions.
- Track and maintain contract-to-close deadlines for acquisitions, ensuring key dates are met.
Asset Management & Financial Performance (50%)
- Perform financial analysis on existing properties, identifying variance drivers in revenue and expenses.
- Develop and maintain rent roll reviews and assess lease terms across the portfolio.
- Conduct market research for ongoing rent pricing strategies to optimize revenue.
- Support the NOI growth strategy, identifying areas for operational improvements.
- Assist in preparing investor reports and financial summaries but will not interact directly with investors.
- Track overall business plan execution and recommend adjustments to scope to optimize financial outcomes.
- Track progress of development, construction and capital improvement projects against plan.
Qualifications & Skills:
- Experience: 3-5 years in real estate investment, lending, or commercial brokerage.
- Education: Bachelor’s in Finance, Real Estate, or related field preferred but not required if competency is demonstrated.
- Financial Analysis: Strong proficiency in Excel (financial modeling), ability to conduct IRR, DCF, and capital stack analysis.
- Technology: Familiarity with AppFolio (can be learned on the job), PowerPoint, and ability to adapt to internal platforms.
- Lender & Financing Knowledge: Understanding of loan terms, key financial ratios, and refinancing strategies.
- Legal & Compliance: Ability to interpret purchase agreements, track deadlines, and coordinate contract compliance with legal teams.
- Detail/Task-Oriented & Organized: Able to track multiple projects and ensure deadlines are met across acquisitions and asset management. High level of motivation to close out action items and deliverables.
- Affordable Housing: Existing knowledge or willingness to learn LIHTC housing finance and development.
Proposed Compensation Package:
Base Salary: $75,000 to $95,000 per year
Bonus Structure: 5-10% of base salary, contingent upon successful acquisitions and Net Operating Income (NOI) growth

Work Environment: Hybrid model with 4 days in-office at Hooksett, NH, and 1 day remote per week as work allows.
