Job Summary
The Assistant Project Manager (APM) provides comprehensive support to the company’s project management and field staff on designated construction projects. The APM assists with a broad range of project activities to help ensure the project is completed within prescribed time frame and funding parameters. They are accountable for effectively coordinating with project management, field staff, and accounting to stay abreast of project progress and to ensure completion of responsibilities.
Essential Functions
- Generate and track project activities, subcontractors, progress, and changes across multiple platforms
- Perform project document control: manage/organize/distribute electronic documents for field & office staff. Includes drawings, addenda, bulletins, sketches, RFIs, submittals, safety meetings, etc.
- Track and organize all subcontractor documents, including but not limited to: subcontractor bids, RFIs, purchase orders, submittals, change orders, etc.
- Apply for building permits
- Perform estimating
- Attend weekly meetings; generate minutes and distribute
- Generate, maintain, and update project directories
- Escalate any concerns, issues or delays relative to project work, subcontractor performance or other activities that may impact project completion
- Review and qualify subcontractor proposals to ensure proper scope
- Review and compile subcontractor change order pricing and documentation for review with PM
- Generate subcontractor contracts for final approval by PM staff
- Assist in generating of project budgets and proposals
- Assist in generating of construction schedules
- Conduct subcontractor site reviews/meetings
- Create and properly vet RFIs to be sent to owner/design team
- Generate project pay applications for final approval by PM staff
- Coordinate and collect all affidavits, test reports and paperwork required for final inspections/project close out; assemble as-built packages
- Attend business development events as a company representative
- Attend project/client interviews as a company representative
- Take part in onboarding and training of new Project Assistant employees
- Perform other functions as required
Minimum Requirements (education/Experience/Certificates/Licenses)
- Four-year degree from college or university; and/or two years related experience in the construction industry
- Demonstrate effort toward continued development and growth in the industry, continuing education, coursework and seminars
- Valid driver’s license and reliable transportation
- Experience with reading and interpreting construction plans and specifications
- Experience with on screen take off software
- Experience working with project management software
- Participate in company-sponsored training programs, meetings and seminars
- Complete a 30-hour OSHA training within one year of employment and ongoing as necessary
- Maintain necessary training certifications such as First Aid/CPR
Preferred Qualifications
- Experience coordinating with subcontractors
- Experience managing the financial components of projects
